Renting an apartment in the Gulf: the costs beyond the rent

Deposits, agency fees, cheques, cooling and registration can add a month or more to the first-year cost. A practical checklist for Dubai, Riyadh, Doha and Cairo.

Ask what the rent includes

“Monthly rent” can mean a monthly payment against an annual lease, or a furnished short let. Ask whether service charges, chiller fees, parking, gym access and building maintenance are included. Get the answer in the lease.

Budget the move-in costs

A security deposit, agency commission, first cheque, Ejari or lease registration, utility connections and a moving van arrive before the first night. These are not part of the rent comparison and are easy to miss.

Understand the cheque schedule

A single annual cheque usually buys a discount; four or twelve cheques improve cash flow but can carry a premium. Compare the total annual amount, not the monthly instalment.

Check cooling and utilities

District cooling is billed separately in many buildings. Ask for the previous summer’s bills if possible. A cheap rent with an inefficient chiller can cost more than a higher rent with a good one.

Read the notice and renewal terms

A rent increase is often governed by a notice period and an index. Check the renewal clause, the notice period and the penalty for leaving early before signing.
